RemarksA "hard to find larger parcel", located at 200th St West & Rosamond Blvd (extended), the SW corner. Subject parcel is also just 3/4 of a mile north of Patterson Rd. Subject parcel is mostly level and flat, with some rolling hills in the NE portion of parcel. No utilities to property at this time. At 320 acres, this parcel is 1/2 of a section, the north half of section 20. The Los Angeles Aqueduct, a man made underground waterway, passes across subject parcel. From subject parcel it is 5.5 miles south to Ave D, also known as Hwy 138, which leads west to the Fwy 5 and east to the Fwy 14. Parcel is 1 mile long and 1/2 mile wide. If you believe in the long term growth of the Antelope Valley, and your holding period is flexible, this parcel could be suitable for your inventory or estate. Subject parcel represents a "long term" land banking opportunity".

Buyer(s) should verify the location and access costs of all utilities, and any potential land use desired.

SAFETY & CAUTION: Anyone inspecting, or walking on the property,
off the road, should be aware that rattlesnakes and other desert wild life
could be in the area.
Be careful and use common sense!

Directions to Property: From the Fwy 14, exit at Rosamond Blvd. Go west on Rosamond Blvd for approximately 14 + miles to 170th St West. This is where the paved portion of Rosamond Blvd ends. Proceed west on Rosamond Blvd, now a dirt road, for 5.2 miles. Use your odometer. This dirt road is hard and NOT soft sand; a 4 wheel drive is not needed. At the 5.2 mile mark on your odometer, you will come to a slight bend, to the north, in the road. Stop. The area of subject parcel is to your left.
