RemarksLocated on paved 50th St West, the area of this parcel
was rezoned to light industrial by the City of Lancaster when the city
revised their General Plan in 2009. Subject property is 2.5 + miles from
the main entrance to Fox Airfield. To the west is the Fwy 14, only 3 miles
away. Across the street from subject property is a state prison, so any
new project here is not likely to have residents coming out against it.

Fox Airfield is a county run airfield with a 7,200 foot runway and 24 hour
refueling. Subject parcel is zoned by and is in the Fox Field Specific Plan
area of west Lancaster. Highest and best use for subject property appears to be
distribution, fabrication, clean manufacturing or some other light industrial use.

Subject parcel fronts paved 50th St West & has water, elec, and telephone.
Water district is Los Angeles County Waterworks.

Buyer to verify the location and access costs of all utilities.

SAFETY & CAUTION: Anyone inspecting, or walking on the property,
off the road, should be aware that rattlesnakes and other desert wild life
could be in the area.
Be careful and use common sense!
